There are many key decisions that must be made in selling your home, from choosing who will represent you, to preparing your home for sale, to negotiating the offer. In this section we deal with (1) Choosing a Realtor, (2) Developing a Marketing Plan, and (3) Managing the Transaction. For additional information on the home selling process please see the "Factors in Selling" web page. CHOOSING A REALTOR One of the most important decisions you’ll make when selling your home is selecting the person that will represent you. A true real estate professional will focus on you the customer, always keeping your interests in mind. They will guide you through the selling process, educating you on the various forms, processes and options. They will ultimately use their experience and expertise to sell your home for the highest price. A true real estate professional will be with you from the beginning of the process to the end. And if they’ve done their job right, they’ll be their again the next time you think about selling. Consider the following when selecting a real estate professional: - Trust
- Experience
- Reputation
- Market Knowledge
- Available Resources
Ask these questions when interviewing agents to determine if they’re truly a real estate professional and the right fit for you: - Are you a full-time real estate agent? Be careful, many agents only work part time.
- How many years have you been in the business?
- What is your track record?
- What type of marketing plan do you have in mind? They should hand you one in writing. If they don’t have one, chances are they won’t do a good job of selling your property.
- Can you provide me with a list of referrals?
- Do they promise to sell your home for an unbelievably high price, with no supporting market documentation? If yes, keep looking. That’s called "buying a listing."
Keep looking until you find someone who is solid, someone you trust, and someone that listens to you and understands your wants, needs and dreams. An agent who delivers on promises made and goes the extra mile to meet and exceed your expectations. Someone that does the "little" things right, i.e., returning phone calls and e-mails timely, staying in constant contact, following through on things discussed, and avoiding surprises. These are the things you can count on from The Schwarz Group. Just ask our clients. MANAGING THE TRANSACTION Negotiating the Offer
We’ll leverage our experience and skills to negotiate the best offer possible. We will patiently review all aspects of an offer with you—and in some cases multiple offers! You will be able to accept, reject, or counter any offer presented. During the negotiation process, we will: - Review the contract in detail and discuss all provisions before you sign.
- Explain any contingencies.
- Ensure that seller disclosure requirements are updated.
- Determine whether the buyer has been pre-qualified to purchase the property.
- Follow up with other potential buyers or agents to determine if another offer may be forthcoming.
Throughout the negotiation process we will provide you with professional advice and counsel, an objective point of view, and a review of the alternatives, but the final decision of accepting an offer is yours. After the Offer is Accepted
Once an offer is accepted, we will work with all parties concerned to ensure that contingencies are resolved timely and that ultimately the closing process goes smoothly. We will: - Stay in constant contact with the buyer's agent.
- Follow up on the progress of the buyer's loan.
- Review closing documents for accuracy.
- Assist you if any conflict arises between acceptance, closing and sometimes even after closing.
Our goal is to make the home selling process, from beginning to end, enjoyable and hassle free. We look forward to working with you!
